Up to 24 guests across ten suites and eleven bathrooms, in three separate residences — the Residencia Principal, Casa Grande and the Bungaló. Indoor and outdoor dining seats 24 or more, and can be scaled down to your group. ### Can we rent part of the estate? No. The estate is rented on a whole-property buyout basis only, one group at a time. That is the point of it: the property is never shared, which frees the team to attend to one thing only. ### What does it cost? Rates are quoted on inquiry — they vary by season, group size and length of stay. Send an inquiry and a Villa Experience advisor will come back within one business day with a tailored quote covering the stay, the staff and any extras you want included. ### Is the staff included? Yes. The estate runs at roughly three staff for every guest: a private chef and kitchen brigade, butlers, daily housekeeping and a concierge, plus the spa, fitness and kids’ club teams on request. Attentive when you wish, invisible when you don’t. ### Who cooks, and can we choose the menus? Executive Chef Jorge and his brigade, whose collective experience runs through Michelin-starred kitchens in Mexico, Spain and Peru. Every meal is curated and customisable — design the menus yourself, or hand the whole culinary experience over and let yourself be surprised. Dietary restrictions and preferences are accommodated with pleasure. ### Is the beach swimmable? Yes — it is one of the most beautiful and genuinely swimmable white-sand beaches in Punta Mita, and it is designed for privacy: you won’t be seen unless you choose to be. There is also a 23-metre lava-tiled lap and wading pool and a generous hot tub, both facing the sand. ### How good is the surf? Three world-class breaks, including La Lancha, are a short stroll away, and the estate’s Zodiac Pro reaches many more. Instruction is available at every level with professional surfers, including a WSL competitor and a two-time Mexican national champion. ### Are the boats included in the rate? The fleet is exclusive to the estate and available to guests, chartered separately by the half or full day. The charter rates for all three boats, and the full list of yacht experiences, are in the private file — request access and they open immediately. ### Why is some of the information behind a request? At the owner’s request. This estate is let by personal introduction and its operational detail — the menus, the cellar list, the suite specifications, the charter rates and the estate plan — is not published openly. Giving us your name, email and telephone opens all of it immediately and keeps it open on your device for thirty days. There is no approval step and no waiting. ### When can we see whales? Roughly November to April. The Bay of Banderas is a crucial humpback breeding and calving ground — an unofficial sanctuary — and the whales come from as far as Alaska and British Columbia to mate, give birth and nurse. You can watch them with our marine biologist aboard the 63-foot yacht. ### Is it good for children? Very. There is a four-twin bunk suite built for children and adults alike, two pairs of suites that lock together as two-bedroom family apartments, a wading pool, a 16-seat cinema, a media and gaming room, a basketball half-court, and a kids’ club running traditional Mexican arts, crafts, games and adventures with a team who learn every child’s name. ### What is there to do inside the gates? The wider Punta Mita resort covers 1,500 private acres with two Jack Nicklaus signature golf courses, tennis, pickleball, a marina and member beach clubs. Estate guests have full access, though restrictions may apply during holiday periods. ### How do we get there? Puerto Vallarta International Airport (PVR) is about 40 to 45 minutes away by road, and private transfers are arranged for the whole group as part of your stay. ### How private is it, really? The estate is available by personal introduction and is not openly listed. It is held to a strict standard of guest privacy, and the property name is not published. Think of it as a yacht charter on land. ### How do we book? Send an inquiry through this page, or contact Rocío directly.
