Punta Mita,
entirely to yourselves.
A ten-suite beachfront estate on the best white-sand cove in Punta Mita, rented one group at a time. Twenty-four guests, three staff for every one of you, a chef brigade from Michelin kitchens, a spa, a cinema and a yacht fleet of your own.
A love letter to Mexico.
This is a newly reimagined estate on Punta Mita’s premier beach, inside the exclusive, gated Ranchos community. From the world-class culinary team, who work with local fishermen, farmers and ranchers to source the best organic ingredients, to the leading Mexican artists and artisans whose work brings the house to life; from the candlelit courtyards where mezcal digestifs are de rigueur, to the acres of tropical Nayarit gardens where plumeria and mango blossom scent the air.
Elegant and gracious, the estate offers both extreme privacy and direct access to Punta Mita’s most desirable white-sand cove, ideal for both swimming and surf. It carries the old-world charm of the historical haciendas, the whimsical glamour of golden-age Hollywood, a fresh Mexican beachside spirit and a modern sensibility — every detail considered to make one private luxury experience.
Woven through all of it is an attention to detail that reflects a deep love and respect for the culture, and for the gift of the nature that surrounds it.

A yacht charter on land.
The estate is never shared. One group at a time, which frees the team to attend to one thing only: the craft of your stay.
World-class service
A team of genuine, devoted hospitality professionals who aim to spoil — attentive when you wish, invisible when you don’t, at roughly three staff to every guest.
The whole Punta Mita resort
Full access to the broader Punta Mita resort, including its beach clubs. Restrictions may apply during holiday periods — though we are fairly certain you will not want to leave the estate.
Dining for twenty-four, or two
Indoor and outdoor dining for 24 or more, scaled up or down to your group: an elegant full bar, a romantic courtyard café and a rooftop view lounge.
A beach you won’t be seen on
Directly on one of the most beautiful, swimmable white-sand beaches in the world, and designed for privacy — you won’t be seen unless you choose to be. Surfers have a short stroll to three world-class breaks, including La Lancha, and many more within reach of the fleet.
Pool, wading pool and hot tub
A large lava-tiled lap and wading pool, 23 metres long, and a generous hot tub, both with a direct view of the white sand so you can watch the little (or big) kids play.
A full commercial kitchen
Indoors and out — the reason the estate attracts the finest culinary talent from Nayarit and beyond, and why the team can cook at the scale and standard they trained for.
Acres of tropical gardens
Hidden within them: a yoga and meditation deck, a basketball half-court, meandering paths, romantic courtyards and fragrant tropical flowers.
Everything indoors, too
A 16-seat private cinema, an elegant bar with a hidden large-screen television, a courtyard café, a large covered outdoor pavilion with two living rooms and a dining table for twenty or more — and a few more surprises.
Twenty-four people who know each other well.
The estate takes one group at a time, and the shape of the house decides what kinds of group it suits. Three separate residences mean nobody is stacked on top of anyone else; two pairs of suites lock together behind their own hallway doors; and there is a bunk room built for children who would rather not sleep alone.

A designer’s or collector’s eye
The house was furnished by, and with, some of Mexico’s best-known artists and artisans: bathrooms tiled by hand by the Tonalá master Antonio Mateos, hand-painted ceilings and murals, carved and woven wall works, contemporary Mexican art and design throughout. Guests who work in design tend to arrive curious and leave with a list of makers. We can arrange studio and workshop visits.

Families with children
A four-twin bunk suite with privacy curtains, two pairs of suites that close off as two-bedroom family apartments, a wading pool beside the lap pool, a 16-seat cinema, a media and gaming room, a basketball half-court, and a kids’ club that learns every child’s name and gives the parents their afternoons back.

Two or three couples
Eight oceanfront and garden suites, each with its own terrace and ensuite, so nobody is trading off the good room. Long candlelit dinners, the bar, the cinema, and a fleet that turns a Tuesday into an island day-cruise.

A wellness week
Two spa treatment suites and a sauna, a jungle yoga and meditation deck, an indoor-outdoor gym with Peloton, Tonal and treadmill, XPT pool workouts, a kitchen that will build every menu around how you want to eat, and a beach to run on before any of it.

A board offsite or a celebration
A dining table for twenty or more under the pavilion, indoor and outdoor rooms to break into, fast connectivity, total privacy behind two sets of gates, and an evening programme — mariachi, a cacao ceremony, a long table on the sand — that people remember for years.

A multi-generational gathering
Three separate buildings mean grandparents, parents and children each get their own quiet. Ground-floor oceanfront suites with direct beach access for those who would rather not take stairs; the bunk room and the wading pool at the other end of the age range; and one long table at the end of the day that seats all of you.

The most private white sand in Punta Mita.
The estate sits a few steps above an idyllic white-sand cove — one of the most private beaches in Mexico, and one of the few in Punta Mita that is genuinely swimmable. Take it in from the sand, or watch yours frolic in the shallows from the lava-tiled pool with a drink in hand.
Surfers have a short stroll to three world-class breaks, La Lancha among them, and the estate’s own Zodiac reaches many more. Every winter, humpback whales travel from Alaska and British Columbia — some of them five thousand miles — to mate and calve in the Bay of Banderas, the largest natural bay in Mexico, roughly November to April.

Three surf breaks, on foot
La Lancha and two more within a short walk; many more by tender.

A swimmable cove
Calm white sand designed for privacy — you won’t be seen unless you choose to be.

Humpbacks, Nov–Apr
The bay is an unofficial sanctuary; watch them with our marine biologist from the yacht.

Sunset on the sand
An oceanfront fire pit, canopied daybeds and hammocks strung between the palms.
A kitchen brigade that runs on quiet obsession.
Embark on a journey through the culinary heritage of Mexico with immersive dining rituals that form a unique part of the soul of this house. The cuisine looks forward and backward in time at once, infusing traditional flavours with a modern sensibility.
Executive Chef Jorge and his team craft healthful dishes for discerning tastes, drawing on collective experience in numerous Michelin-starred kitchens in Mexico and abroad. Every meal is curated and customisable to your preferences, using high-quality organic and locally sourced ingredients — the team composes each day’s menu around what arrived that morning from the fishing boats, the hill farms and the market.
Design the menus yourself, or place the whole culinary experience in the chefs’ hands and let yourself be surprised. After the first meal, most guests stop leaving the property.

The kitchens the brigade came from — in Mexico City, Oaxaca, Guadalajara, Spain and Peru — are named in the private file, together with the bar, the cellar and the spa menus. Request access →

The pavilion
A large covered outdoor pavilion with two living rooms and a dining table for twenty or more.

The courtyard café
Coffee, huevos rancheros, house-made coconut yoghurt and papaya with lime, served as the sea turns silver.

On the sand
A table carried down to the water’s edge, laid with linen and lit by candles.

With mariachi
Celebrations are rarely a single-day affair in Mexico. Long candlelit tables, musicians, and the evening running late.

The green flash, and everything under it.
El rayo verde, the green flash, is a majestic phenomenon visible at sunset and sunrise in favourable conditions: when the sun is almost entirely below the horizon, the rim at its barest edge may appear as a brief flash of green — the legendary emerald ray. The beverage programme takes its name from it, and features artisanal spirits, careful craftsmanship and high-quality ingredients. Made with local spirits and organic produce, the specialty cocktails aim to surprise your tastebuds and awaken your senses.
“When one sees the green ray, one can see into one’s own heart and that of others.”
Jules Verne, Le Rayon VertSixteen signature cocktails, the mocktails, aguas frescas, smoothies, juices and the chef’s snacks — together with the sommelier’s selection and the complete cellar list — are in the private file. Request access →
Dietary restrictions, preferences and special orders are accommodated with pleasure.
Two treatment suites, a sauna and a jungle courtyard.
The spa sits inside the Bungaló, governed by two elements: earth and water. Two indoor-outdoor treatment suites, a sauna and a shaded terrace. Massage, beauty and bodywork rooted in natural ingredients — the therapists make their own products from local botanicals, and each appointment is built around one guest at a time.
Rituals, massage, bodywork, beauty and skin care, from thirty to ninety minutes, each appointment built around one guest at a time.

Two treatment suites
Indoor-outdoor, in the Bungaló, with a sauna and a shaded terrace beside them.

Made on the property
The therapists make their own products from local botanicals — plumeria, mineral mud, Pacific algae, rose and pink clay.

And the practice
A jungle yoga and meditation deck, an indoor-outdoor gym with Peloton, Tonal and treadmill, and instructors who come to you.

A kids’ club that knows each child by name.
Our children’s programme invites exploration through imaginative handcrafting with soulful context. Focusing on cognitive and creative development through traditional Mexican arts, crafts, games and adventures, it is designed to enrich and entertain children of all ages — beach games, adventures, and a dedicated team who know each child by name. The parents, invariably, find they have the afternoon to themselves.
The full crafts and activities programme is in the private file. Request access →
Everything indoors, too
A 16-seat private cinema with reclined seating, a projection screen and a small stage; a media and gaming room; an elegant bar with a hidden large-screen television; a basketball half-court, table tennis, foosball and beach games. Wind down with a private screening — mezcal digestifs with popcorn, if you wish.

Made by the people who make Mexico.
The estate is not decorated so much as commissioned. Leading Mexican artists and artisans were brought in to make the house what it is, and the result reads as a survey of where Mexican craft and design stand right now — the country’s ascendant contemporary art and design scene meeting craft traditions that have never gone away.
Every guest bathroom in the two main residences is tiled by hand by Antonio Mateos, a master of the Tonalá tradition in Jalisco; no two rooms repeat. Ceilings and walls are hand-painted. There are carved and woven wall works, custom cabinetry, commissioned lighting, and furniture drawn from contemporary Mexican studios alongside pieces with the old-world weight of the historical haciendas.
The effect is layered rather than matched: the whimsical glamour of golden-age Hollywood sitting comfortably beside a fresh Mexican beachside spirit and a wholly modern sensibility. Guests who work in design tend to want to know who made what — we keep the answers, and can arrange visits to the studios and workshops behind them.

Handmade Tonalá tile
Every ensuite in the Residencia Principal and Casa Grande is tiled by hand by the Tonalá master Antonio Mateos. No two bathrooms are the same.

Painted ceilings and murals
The dining pavilion sits under a hand-painted ceiling; painted murals carry through the bathrooms and the courtyards.

Carved and woven wall works
Commissioned pieces in wood and fibre, set directly into the plaster of the hacienda walls.

The hacienda bones
Vaulted brick, exposed beams, lanterns, stone and lime plaster — the vernacular the whole house is built on, executed by hand.

Ten suites, three residences.
Ten guest suites and eleven bathrooms, arranged across three separate buildings so a group of twenty-four never feels stacked on top of itself. Two pairs of suites lock together behind their own hallway doors as two-bedroom family apartments.

Residencia Principal
The main house. An oceanfront king suite on the ground floor with a large outdoor terrace, a very special four-twin bunk suite, and a grand full-floor principal apartment complete with office, living area, generous bathroom, ocean-view terrace, sunbathing and stargazing terrace and an outdoor shower terrace.

Casa Grande
Four gracious suites in two private wings. Each wing pairs a large king suite with dramatic ocean views to a large double-queen suite with either ocean or lush tropical garden views — so each wing can lock together as a two-bedroom family apartment, or split into two independent suites.

The Bungaló
The wellness wing: a gym with Peloton, Tonal, Technogym treadmill, dumbbells and accessories; two spa treatment suites and a sauna; a serene courtyard; a media and gaming room; a garden-view lounge; two garden-view guest suites; and a spa suite that converts into a beautiful king bedroom suite.
